Do you have building structures that never obtained building approval? By law you are required to have these certified. Fluid Building Approvals can help you!
Retrospective building approvals is the process of obtaining building certification for work that has been built without first gaining approval. Its like getting approval after, rather than before.
Is obtaining a retrospective building approval important?
Yes, it is!
- Firstly, you will have peace of mind knowing your structures meet the national construction code.
- Secondly your insurance policy over the property may require all structures to be approved to be covered.
If your patio, shed, deck etc has not been approved the chances are it will not be on your council records as an approved structure. This could pose a problem if and you go to sell the property or if council do an investigation of your property.
Once we have issued the retrospective approval, we notify council and send them a copy of all the approved documentation to go on your property file.
By law most building work is required to be approved. This means your patio, shed, deck and extension are most likely required to be certified. There are some exemptions of minor building work. E.g. small garden sheds but we would need more information to clarify if your structure is exempt or self-assessable.
