What We Do
At Fluid Building Approvals we understand that keeping your projects flowing smoothly is the most important thing.
Are you building a new structure on your property? If so, you are required by law to engage a building certifier to ensure your structure meets the requirements of local council, state and federal building codes. Your peace of mind! The team at Fluid Building Approvals understand the importance of great communication and solid working relationships throughout the building process. We will liaise with your builders, designers, architects, engineers and other consultants to ensure your project meets the building codes and standards.
Does your project need town planning advice or service? Our in-house Town Planners provide you with peace of mind. We offer professional planning services to Fluid clients obtaining their building approval in Queensland. Whether it is a secondary dwelling, dual occupancy, multiple dwellings or a challenge with your building envelope our highly experienced town planning team will keep your project flowing smoothly. Get to know us and we’d love to work with you!
When Something Extra is Required
If required, we work closely with local authorities to gain special permits for plumbing, siting/boundary setback variations, building over existing infrastructure such as sewer or storm water pipes and submission of residential town planning applications. All correspondence, including approved plans and inspection reports, are forwarded on to the local authority for their records.
Can I build that on my land?
Things like council easements, storm water pipes, sewer pipes, flood zoning and bushfire zoning can dramatically increase the cost of any building project, or even prevent it all together. Check if your property is affected by visiting www.develo.com.au. Develo provide a simple report within 24 hours that tells you if your property is affected by the key things that influence building on your property.

building approvals completed:
Fluid Building Approvals understands that great design is not always straightforward, and that each of your designs is an original. When delivering your client’s wish list, you need a certifier with a good understanding of legislation and a willingness to become part of the design solution. From a new house on a challenging site to an alteration/addition on a small lot, we can assist you with the entire certification process. Consider us as one of your team. Fluid Building Approvals also offers you a pre-lodgement assessment at the preliminary stage of the design so that you are informed of any issues that may need to be considered prior to final working drawing.
Fluid Building Approvals understands that you need an efficient service at the building application stage as well as someone that you can work with on site during the inspection stages. We know that delays can cost money, which is why we pride ourselves on our timely application process. Our experienced team’s goal is to keep the process smooth, fluid and as stress-free as possible. If you are involved in the design process, we also offer a pre-lodgement assessment when the plans are at preliminary stage. This assessment will assist you with any unforeseen additional costs such as bushfire restrictions and acoustic installations.
Fluid Building Approvals understands that project builders need a timely, efficient service at the building approval stage and someone you can work with on site during the inspection stages. Due to the nature of your work, we can offer a fixed price for your certification. We understand that delays can cost money and therefore the earlier we can be involved in your projects the better. For example, providing us with the developer’s subdivision information and the sites you wish to build on prior to the building application stage will allow Fluid Building Approvals to start the assessment process by reviewing council requirements and checking for any issues that could cause delays. After all, our team thrives on getting your projects flowing smoothly!
